Choosing a neighbourhood in Palma de Mallorca is the single most important decision when buying an apartment here. The price per square metre, the kind of life you will lead, the people you will meet for coffee, all of it depends on which corner of Palma you choose.
After years of working only with apartments in this city, here is our honest, no-fluff guide to the neighbourhoods that matter.
Santa Catalina
Once a fishermen's barrio, today the most international and lifestyle-driven neighbourhood in Palma. Walking distance to the marina, full of independent restaurants, galleries and small boutiques.
- Buyer profile: international professionals, second-home buyers from Switzerland, Germany, Sweden
- Typical price (renovated): €5,500, €8,500 per m²
- Best for: those who want lively streets, design-led architecture and to walk everywhere
La Lonja & Sant Jaume
The architectural heart of Palma, frescoed ceilings, marble staircases, original sandstone façades dating back to the 16th century. Quieter than Santa Catalina, more refined.
- Buyer profile: collectors of architecture, lovers of slow-paced city living
- Typical price (renovated): €6,000, €10,000+ per m²
- Best for: a piece of authentic Palma history with cathedral views
El Terreno & Cala Major
Sea views without leaving the city. A wave of recent renovations is bringing this once-overlooked area back to life. Mixed Belle Époque mansions, modernist buildings and plain post-war blocks.
- Buyer profile: design-driven buyers willing to renovate, value-seekers
- Typical price: €4,000, €7,000 per m²
- Best for: those who want sea views and growth potential
Portixol & Molinar
The maritime extension of Palma, a long sea-front promenade, a small marina, family-friendly streets. The pace is slower, more residential. The Mediterranean is part of daily life here.
- Buyer profile: families, surfers, those moving permanently
- Typical price: €5,000, €8,000 per m²
- Best for: morning swims and quiet evenings, ten minutes from the centre
El Jonquet & Es Jonquet
A small, atmospheric pocket between the marina and Santa Catalina. Old fishermen's houses converted into compact lofts, restored windmills, narrow streets.
- Buyer profile: lovers of character properties
- Typical price: €5,000, €7,500 per m²
- Best for: a one-of-a-kind property with story
Calatrava
The eastern flank of the old town, between the cathedral and the eastern walls. Historic, quiet, beautifully residential. Some of the best-preserved street scenes in Palma.
- Buyer profile: those who want absolute calm in the heart of the old town
- Typical price (renovated): €6,500, €10,000 per m²
- Best for: serious heritage lovers
How to choose
Three honest questions to ask before you commit to a neighbourhood:
- How will you actually use this apartment? Daily life vs. holiday rental vs. long-term lock-and-leave each suit different streets.
- Do you need outdoor space? Most central Palma apartments do not have terraces. Portixol, El Terreno and parts of Santa Catalina do.
- Are you renovation-ready? Buying a non-renovated apartment in La Lonja can cost €1,500-€2,500 per m² extra to bring back to life. Worth it if you want exactly your taste, painful if you underestimate.
Where ONLY Apartments fits
Most agencies in Palma will sell you anything. We will only sell you an apartment, in one of these neighbourhoods, after we have walked the building with you, met the neighbours and shown you what €1m really gets you in 2026.
If you are starting your search, we would be happy to meet for a coffee and walk you through whichever neighbourhood interests you most. No pressure, no slideshow, just an honest conversation.
