An apartment at 1,800 € a month. Here is how it lands in each case, before VAT.

Plus 21 % Spanish VAT. The fee falls due when the lease is signed, not before.
Why one month's rent from the sixth month?
Because that is exactly where the two ways of calculating meet.
Up to five months we charge 20 % of the total contract rent. At 1,800 € a month over five months that is 9,000 € in total rent — and 20 % of that is exactly 1,800 €. One month's rent, to the euro.
From the sixth month the percentage would keep climbing, but the fee does not. It stays at one month's rent, whether the lease runs eight months or eleven.
Put differently: month five is the ceiling. Beyond it, the longer the lease, the smaller our fee becomes as a share of the whole.
Worth knowing
When it is due
On signature of the lease. Before that there is no cost at all — not for the valuation, the photography or the viewings.
What it covers
Valuation, photography, listing on the portals, screening of enquiries, accompanied viewings, solvency checks and the contract itself.
Main residence
For residential leases as a main home under the LAU, the fee is borne by the landlord. The tenant pays nothing.
Temporary use
A temporary lease needs a genuine, demonstrable reason. We check that before signing, not after.
